Pre-Construction Deposit Schedule Calculator

See the full cash plan behind a new tower's deposit structure before you sign a reservation agreement.

What This Calculator Does

Type in the payment plan for a new build and the calculator lays out your cash month by month: every installment, how much you've paid so far, the mortgage-and-cash split of what's left at closing, and the amount above the 10% escrow threshold set by Florida.

Who Is This For

Use it to weigh a purchase in a new tower, time currency transfers so the money lands before each milestone, or compare tying up capital in preconstruction with putting it to work elsewhere.

How It Works

Choose condo or house, then type in the price and the reservation amount if there is one. Pick a typical South Florida plan, or type in your own contract's deposits as a percentage or dollar figure, with the month each is due. Add the closing month. Then set the mortgage as a share of the price.

Frequently Asked Questions

How do developers normally stage preconstruction deposits?

It varies by developer and building. Many plans spread payments across contract signing, groundbreaking, a milestone partway through construction, and closing. Run your numbers using the actual contract, not a generic guess.

Why does a new build demand more cash before closing than a resale?

Because developers often pay for part of construction with buyer deposits. So with preconstruction, more of the price goes in before the keys are handed over than on an ordinary resale.

Where is my deposit held?

Deposits are usually held in escrow, as your purchase agreement and the applicable law provide. Once certain conditions have been met, part of the money can be released to the developer for construction. Check the escrow terms in your contract to see how yours is handled.

Beyond the deposits, what else will I pay?

Developer fees and the deed's documentary stamp tax often show up at a new-build closing, beyond a buyer's normal costs. Before signing, ask for a written closing cost estimate.
