Florida Home Insurance Cost Calculator

Plan your Florida home insurance cost from your own quote or rate: annual and monthly figures, coverage, hurricane deductible, Citizens and flood.

What This Calculator Does

Give it your home's square footage and rebuild cost, or the numbers from a quote, and it turns them into the yearly insurance cost and the monthly amount your escrow would hold. It also shows standard-policy coverage, your hurricane deductible in dollars, plus the Florida and Citizens rules that apply. You provide the premium yourself; the tool doesn't guess any insurer's rate.

Who Is This For

Buyers budgeting a South Florida purchase use it, and so do agents drafting offers. Owners comparing renewals, condo buyers and rental investors can run their numbers here as well.

How It Works

Pick the policy type and county first. With no quote in hand yet, give the home's size in square feet, what each square foot costs to rebuild, and your insurance agent's rate per $1,000 of coverage. Already holding a quote? Copy its dwelling coverage and premium. Next come credit, deductibles and flood; then hit Calculate.

Frequently Asked Questions

How does Florida's hurricane deductible work?

Under F.S. 627.701, insurers must offer each of these options: $500, 2%, 5% and 10% of dwelling coverage. With dwelling coverage of $250,000 or more, insurers may choose whether to offer the $500 option. The deductible applies once per calendar year. Most lenders on conventional loans accept 5% at most.

Does homeowners insurance cover flooding?

No. A homeowner's policy excludes flood, which needs a policy of its own from the NFIP or a private carrier. Lenders require one when a home sits in a FEMA zone whose code begins with A or V. Typically, NFIP coverage begins after 30 days, unless it's bought together with your mortgage. Building coverage under the NFIP is capped at $250,000.

Who can get Citizens coverage, and does it make you buy flood insurance?

Homes with dwelling coverage under $700,000 qualify, or under $1,000,000 in the counties of Miami-Dade and Monroe, as long as no private carrier quotes similar coverage for 20% or less above the Citizens premium. If Citizens writes your wind coverage, flood insurance is required as well. Homes in FEMA flood zones are already under that rule. Elsewhere it phases in by home value until it covers all such policies. Policies on condo units are exempt.

What does the wind mitigation inspection do for you?

It records the wind features that earn you a discount. On form OIR-B1-1802, the inspector notes your roof's shape, how the roof is attached, whether the deck is sealed as a secondary water barrier, and how openings are protected. The form stays valid for 5 years. Insurers must discount the windstorm portion of your premium for those features (F.S. 627.0629).
