What Is a CDD Fee? CDD Calculator for Florida Homes
Find the monthly cost of a yearly CDD fee and weigh it against housing bills you know, with no overlap; nothing is certified for a parcel or loan.
What This Calculator Does
Enter two numbers: the yearly CDD total you already know and, optionally, what you pay each month for housing apart from the CDD. Dividing the yearly figure by 12 gives you a number to plan with. It isn't how you'll be billed. Leave housing blank and it remains unknown; enter 0 and you've told the tool the amount is known. A combined total and the CDD share appear only once housing is filled in. The calculator never guesses a property price, a future assessment or an approval.
Who Is This For
It's built for buyers, owners and real estate professionals who have the actual assessment and housing documents in hand. Government pages explain how billing works but don't quote any parcel, and loan and closing requirements stay a separate question.
How It Works
Type the yearly CDD amount, or 0 if the property has none. If you know your monthly housing payment, enter it without this CDD, and take out any part of the CDD your escrow already collects. Not sure of that payment? Leave the field empty instead of typing 0. Press Calculate and check all three results, including one shown as unknown or that can't be displayed. Unrounded figures run through the same math; they're not extra charges.
Frequently Asked Questions
Which CDD figure goes in the box?
Enter the yearly total you were given for that parcel, and count it just once. If that figure already bundles debt service with operations and maintenance, don't add those pieces again. US$2,400 a year, for instance, works out to US$200 a month in your budget. The amount isn't looked up anywhere, and typing it in doesn't prove the parcel owes it.
Does dividing the yearly CDD by 12 mean twelve monthly bills?
No. The result is only a budget equivalent. The real charge may be collected on the property-tax bill, so confirm it in the documents for that parcel. The tool doesn't give a payment schedule, a 30-year total, the date the bonds are paid off or a forecast of fees to come. And the end of the debt-service portion doesn't show that ongoing operating charges will fall to zero.
Blank housing, housing at 0, or 0 in both fields: how do the results differ?
Blank means unknown: leave housing empty and the total and share are unknown as well, not 0. With $1,200 of yearly CDD and housing at 0, the total comes to $100 and the share 100%. With 0 in both fields the total is $0, but no share appears, since dividing 0 by 0 has no result. CDD at 0 with $3,000 of housing means a total of $3,000 and a share of 0%. And typing 0 doesn't prove a home has no CDD charge.
What is the CDD share telling me?
How much of the monthly housing you entered goes to the CDD: its budget equivalent divided by that combined figure, times 100. Suppose the CDD is US$2,400 a year and the rest of your monthly housing is US$3,000. That makes US$200 a month for the CDD and US$3,200 combined, so the share is 6.25%. Only what you type counts toward the base. The number says nothing about the price of the property or its tax rate, and it can't tell you whether a payment is affordable or a loan will be approved.
What if my tax and escrow estimate already includes this CDD?
Subtract the monthly CDD amount only when you know it's included and how much it is, so the CDD isn't counted again. If US$3,200 already contains a US$200 CDD share (US$2,400 per year), enter US$3,000, and the combined figure remains US$3,200 rather than US$3,400. Whether escrow includes it isn't something the tool can see, so check the actual escrow statement and bill. Not sure of the non-CDD amount? Leave that field empty rather than guess.
How are fractions of a cent and tiny shares shown?
Cents stay as you type them, and dividing by 12 may leave fractions of a cent. A yearly $0.01 becomes $1/1200 a month: positive, not zero. Any positive amount under $0.01 still shows as more than zero, as does a share below 0.0001%. Other amounts round to the cent; other shares keep four digits after the decimal point. The share itself is worked out before any rounding. That's why a rounded monthly amount times 12 can miss the exact yearly bill.
What can I enter in each field?
The yearly CDD is required, anywhere from $0 to $2 billion. Housing is optional: leave it unknown or enter $0 to $2 billion, without this CDD. Type 0 for housing and the tool reads it as zero, a real amount rather than a gap. Anything negative or unreadable is turned away; it never becomes 0. These limits belong to the form, not to any district or lender. There's no ceiling on the monthly total.
What do the official sources actually confirm?
Pages from the Florida Department of Revenue and the Miami-Dade Property Appraiser, read October 3, 2026, give context on non-ad-valorem billing. They show that CDD charges can appear on property-tax bills and aren't a percentage of property value. The math baseline saved September 30 is kept apart from those sources and isn't a historical rate. Nothing here certifies what a parcel owes, whether in Miami-Dade, Broward or Palm Beach, how escrow treats it, a future charge or eligibility. No rule requiring every seller to disclose a CDD is claimed; confirm that with the closing or legal professional handling your deal.
