How Much Mortgage Can I Get?
See how much mortgage you can get: your budget, income, down payment and county loan limits each set a cap, and the lowest one decides.
What This Calculator Does
Set a monthly budget and this tool finds the highest loan amount (conventional, FHA or VA) that your full housing payment can support: principal and interest plus property tax, insurance, HOA dues and any mortgage insurance (PMI on conventional loans, the FHA premium on FHA loans). Enter your income too, and the loan must also fit under the DTI ceiling you pick. The program's LTV is applied to your down payment to cap the loan, and the loan amount is checked against the conforming and FHA limits that apply in Miami-Dade, Broward and Palm Beach. Then it shows which cap is the binding one.
Who Is This For
Run it before pre-approval to compare conventional, FHA and VA financing on the same home. Veterans can test a VA purchase with no money down. Agents can check which limit is capping a client's price range.
How It Works
Choose a program, then enter your down payment, rate and term. Give a monthly budget, your income and debts, or both. Add the property tax, insurance and HOA dues you expect. Hit calculate to see the maximum loan, the factor that limits it, and the payment at that amount.
Frequently Asked Questions
Why do taxes, insurance and HOA fees belong in the payment?
Because lenders qualify you on the entire housing payment, not just part of it. If you count principal and interest alone, the loan you see comes out too high. The overstatement is biggest across South Florida, since insurance and association dues are costly there.
What does LTV mean, and why does my down payment set a cap on the loan?
LTV is the loan divided by the price. Conventional loans reach 97% only for first-time buyers or through HomeReady/Home Possible, FHA tops out at 96.5%, and VA at 100%. Since the loan can't pass that share of the price, your down payment sets its size.
Which loan limits apply in Miami-Dade, Broward and Palm Beach in 2026?
For a single-unit home, the conforming limit is $832,750 (FHFA) and the FHA limit is $667,000 (HUD). Borrow above the conforming line and the loan becomes a jumbo. With full VA entitlement, no loan limit applies.
Should I borrow the full maximum?
The maximum is your ceiling, not a target. Borrowing right up to it leaves little room for an insurance increase, a special assessment or a repair. Your lender's approval sets the final amount.
