Annex building sold for $49 million!

Related Group and East End Capital have sold Wynwood Annex for $49 million to a new-to-market San Francisco-based buyer Brick & Timber Collective.  Related Group and East End Capital developed Wynwood Annex .Built and completed by East End in 2019, Annex is a Class-A eight-story, 65,000 square foot office building located on NW 24th Street just west of NW 2nd Avenue in Wynwood, Miami.  It is one of the first purpose-built buildings of its kind to deliver in the neighborhood.  The property sits at a premier “main-and-main” location between Panther Coffee, KYU and The Wynwood Walls.  The building shares underground parking with East End’s Wynwood 25 project, located immediately next door.

Cube Wynwd is almost fully leased.
The eight-story, roughly 100,000-square-foot building was completed in 2019. The developers, Redsky Capital and JZ Capital Partners, sold it to Tricera and Lndmrk for $28 million in the spring of last year.

Glenn Gilmore’s Brick & Timber put the Cube Wynwd offices at 222 Northwest 24th Street under contract for over $60 million, sources told TRD. The seller is a joint venture of Tricera Capital and Alex Karakhanian’s Lndmrk Development, which will retain a 20 percent stake.

Same buyer also purchased - the three-story office and retail building at 2724 and 2734 Northwest First Avenue for $9 million in May.
