And here are the news -we are getting sold out! Never in the history of Miami did we have median single family sales price to be $515,000! As i am writing this article we have 139 single family homes listed from $0-310,000 in Miami-Dade county , excluding mobile homes. In Broward county that number is 223 and in Palm Beach county -is less than in Broward, which is strange and 177 houses. And that means in all South Florida we have 541 single family homes for sale , two more in Monroe county  :) WOW!In my 18 -years real estate career this is first time. Because when the market in other cycles was super hot, we always had resales...Not now.

Unit 301 - Last Developer Unit @ Residences by Armani/Casa. Dezer's billion dollar Armani Casa has one unit left for sale -3 bedroom+den and 5.5 bathrooms with 3.050 sq ft living space. Dezer had already announced Bentley Tower 18001 Collins avenue with over 60-stories and 749 feet(!), that will start at the end of this year or beginning 2022 ( ask me about friends and families list) and is also planning a condo building right north to Sunny Isles Beach Publix across the street from the ocean( same list applies).

Swire Properties sold the remaining 81 condos at Brickell City Centre’s Rise and Reach towers to KAR Properties and Fortune International Group in sweeping $65 million transaction!! Gone!

Now Swire will proceed with new towers!

The upcoming 661-foot-tall, 50-story Legacy Miami Worldcenter has officially sold out ahead of ground breaking and construction. Designed by Kobi Karp and developed by Royal Palm Companies, this is the first development in Downtown Miami to sell out prior to putting in a shovel in the ground.The property offers EB5 and has 25 reservations out of 70 offered(ask me if interested for details). The construction will start this summer. the same company had delivered Miami World Center Paramount and had just started new development 501 First, which we will be writing about in coming blogs!

Final Palazzo Del Sol Residence just sold! That means De la Luna is next. PDS Development LLC, led by developer Heinrich von Hanau already has approvals allowing  for 12 single-family homes, one 57-unit condo building on the remaining pieces of land on Fisher Island.

On the other hand i was able to drive up to Sweetwater to take a picture of the huge warehouse sale , i dont think it has been beat yet..It took place 2020.

Badia Spices bought a warehouse in Sweetwater for $44 million.

The Doral-based spices and herbs manufacturer paid about $141 a square foot for the 313,000-square-foot building at 2200 Northwest 112th Avenue in Dolphin Commerce Park.

It is the largest warehouse sale by both size and price to a user-occupier in South Florida in the past four years.

For the longest time, i was also able to drive up take a picture of the grand swath of land in Homestead in the South End Industrial Park.

Sure Equity sold 100 acres of Homestead Land for $34.7 Million which was equal to $347,500 per acre to Copart Inc. And that was November last year as well! I don't think we have had a bigger sale of land so far this year. This is really exciting times we are facing... more to be revealed!!!
