13th Floor Investments, under the 13th Floor Acquisitions, LLC, has filed plans for a 17-story mixed-use building at 19680 and 19770 West Dixie Highway in the Ojus neighborhood of Miami-Dade County, near Aventura. Designed by Corwil Architects, the nearly 190-foot-tall structure would yield 561,775 square feet of space including 350 multifamily residential units, approximately 5,300 square feet of ground floor retail, and 545 parking spaces with 20% designated for electric vehicle charging. The property is located just west of Aventura Mall and steps away from the new Brightline Aventura Station.
Units would range from 525 to 1,300 square feet in a mix of 37 studio apartments, 145 one-bedroom units, 18 one-bedroom units with dens, 123 two-bedroom units, and 16 three-bedroom units. There would also be two- and three-bedroom townhomes ranging from 1,272 to 1,864 square feet. Outdoor amenities would include a landscaped pool deck with ample seating, cabanas, a flexible lawn, and a summer kitchen – all on the 8th floor – and an artificial turf on the 9th floor. Indoor amenities would span 9,800 square feet.
