Related Group and Merrimac Ventures are selling new tower preconstruction with 450 units and 33 stories.
Although the building won’t have a parking garage, each unit owner at The Crosby will have the right to one parking space within a Miami Worldcenter garage.
The Crosby will include 450 condo units, to be delivered “turn-key.” Owners will be permitted to rent units on a short term basis with no restrictions, and there will even be a separate check-in desk for transient guests.
Prices will start in the high $400,000s, with units ranging in size from 350 to 825 square feet.
There will be 22,000 square feet of amenity spaces spanning multiple floors, including a co-working center. Groundbreaking is targeted for the first quarter of 2023, with delivery in the first quarter of 2025.
CFE Architects is designing the tower, with New York-based AvroKO overseeing interior design.

The project will consist of 23 stories of fully finished and furnished move-in-ready residences designed by well-known architect Hernando Carrillo and curated by internationally renowned design firm Arquitectonica Interiors.
World-renowned firm Gensler provided the concept and branding for the tower. It is one of the few Brickell developments in the new cycle of condominiums, as little space in the neighborhood remains for development after Brickell’s explosive growth during the past decade.
Located at 267 SW Ninth St., Tower 3 will be wider than Smart Brickell’s first two towers, allowing the building to offer larger floor plans for its 71 flexible-use condominiums and 42 short-term lodging units.
Condominiums will range in size from 553-square-foot one-bedroom, one-bathroom units to 847-square-foot two-bedroom, two-bathroom residences. Lodging units, which are optimally designed for short-term visits and allow continuous stays of up to 30 days, offer one-bedroom, one-bathroom layouts and larger floor plans with one bedroom, two bathrooms and a den. All units will be delivered furnished with designer-selected furniture from Pottery Barn and West Elm.
Owners have the flexibility to rent out their condos and lodging units 365 days a year through Airbnb and other platforms, made convenient by Habitat’s management program and compelling two-year fixed annual leaseback program, which ensures two years’ rent at a fixed rate.
Tower 3 residents also will have access to the various building amenities of the previous two towers. Amenities include a stunning amenity deck with a landscaped recreational area and expansive terrace, two resort-style pools with a lap area and sun deck, a sky fitness center, ground floor bistro restaurants, a spa and fully equipped fitness center, one valet parking space per unit, a rooftop bar and lounge, and a fully equipped business center.
Tower 3 will break ground in the third quarter of 2022 with expected completion in 2024.
The first two towers of this three-building mixed-use development are sold out, with the first expected to deliver in late 2022.
Smart Brickell prices range from $318,000 to $724,500.
