Grant , who lived in Regalia in Sunny Isles Beach during the pandemic and is a 10X real estate investing hands-on master and educator bought oceanfront mansion in Golden Beach for $24 million.

Iconic fashion designer Tommy Hilfiger and his wife, Dee Hilfiger were the sellers. Grant had said many times that its best to rent and invest money in RE. Well , something happened during the pandemic that made him change that course!! But who would not want to own oceanfront Golden Beach and designer finished !!

Villa Deniz LLC, which was connected to Hilfiger when he first listed this home for sale in 2017, sold the 14,075-square-foot home at 605 Ocean Blvd. to 605 Ocean Blvd. LLC, managed by Grant Cardone, the head of Aventura-based Cardone Capital and the author of the 10X series of business books.

The price equated to $1,705 per square foot.

It last traded for $17.25 million in 2013, so it sold for a gain amid the surge in deals for luxury homes in South Florida.

Built in 2007, the mansion sits on a 27,500-square-foot lot and features an infinity pool along a private beach. It has seven bedrooms, eight bathrooms, and four half bathrooms, plus an elevator, a black marble staircase, scratch-and-sniff fruit wallpaper on some bathroom walls, and a private office with the blue and red Hilfiger brand colors.

And what an amazing move on buying a UBS office building in Aventura adjacent to Cardone's office had acquired a few years back!! Grant Cardone bought the Harbour Centre at Aventura office complex for $93 million! He envisions merging the two properties into a walkable mixed-use campus with affordable housing, he said. City National Bank in Miami provided a $65 million acquisition loan.

The seller was Aventura Harbour Borrower LLC, linked to Irving, Texas-based C-III Capital Partners, records show.

The building may be redeveloped with apartments, and employees at the property would move into the newly acquired offices as vacancies become available.

The mixed-use redevelopment is a long-term vision that would need city approval.

In the short term, Cardone plans $12 million for tenant space and common area improvements at Harbour Centre. It will be rebranded as The 10X Center.

The property includes an 11-story building with floor-to-ceiling glass windows, a garage and a one-story building, all on 3.8 acres. Tenants include UBS, Brilliant | Rothenberg Orthodontics, Iberia Bank and Intrinsic Solutions notary.

The office deal comes on the heels of another big Cardone purchase. He just paid $69 million cash for the Camino Real Apartments in Boca Raton. Seller Morgan Properties had bought the multifamily complex for $46.8 million in March, as part of a $1.8 billion national apartment portfolio shopping spree.
