Condo Bulk Sales on the Rise

10141 and 10143 East Bay Harbor Drive, Bay Harbor Village

The three-story, waterfront Art Deco building was constructed in 1956, property records show. The listing side thinks the 30 unit waterfront condo will command around $29-30 million.

13820 N.E. Third St., North Miami

77 remaining units in the condo, at 13820 N.E. Third St., are sold for $15.1 million, or $196,104 a unit.  ONM Development completed the 96-unit condominium in 2007.

The developer sold some units in the Oaks, but for the most part has operated the building as a rental. Over the years, ONM Development repurchased a handful of units from individual buyers. This deal gives Liquid Capital majority ownership of the Oaks to continue operating it as a rental.

900 N Ocean Blvd, Pompano Beach

Bulk oceanfront $39 million sale took place.

The Related Group has bought out an oceanfront condominium in Pompano Beach for $30 million with the intention of redeveloping the property into a luxury condo.

The owners of the 46-unit Beach Villa 900 Ocean Boulevard, which was built in 1978, sold their properties to the Miami-based developer, which will eventually terminate the condo. That will give Related Group full control of the 3.07-acre site at 900 N. Ocean Blvd. It was a challenging process that took more than a year, but the condo owners ultimately decided to take Related Group’s offer. The Related Group will allow some of the former owners at Beach Villa to live in the building as long as six months as it prepares its development plans.
