St Regis Announced for Brickell and Soon Sunny Isles Beach!!

18801 Collins Avenue, Sunny Isles Beach

1809 Brickell Ave. Miami

The entity was formed in 2014 as a joint venture between Hallandale Beach-based Chateau Group and Miami-based Fortune International Group to redevelop the property into massive mixed-use project. The new filing calls for the construction of two high-rises structurally topping off at 739-feet and 742-feet, or 750-feet above sea level, adding these buildings in to the ranks of the tallest on a waterfront in the United States.

This isn’t the first time this site appeared on the FAA’s list of proposals. Back in 2016, two structures were filed to rise 649-feet by the same developers. Chateau and Fortune had the intention of developing a 1.3 million-square-foot mixed-use project comprised of two 56-story towers, which would have yielded 490 condominium units, 12 cabanas, 7,181 square feet of restaurant space, 7,780 square feet of office space and 1,850 square feet of retail space. Development efforts have been on-going since 2014, when the developers bought out the condo owners of the former building for $112.5 million. The last bit of activity spotted on the site was the construction of a 7,000-square-foot sales center some time between 2017 and 2018.

The architect and several consultants previously affiliated with the project have changed. The new plans for 18801 Collins Avenue will require new approvals from the City of Sunny Isles Beach, which is likely to be submitted to the review board very very soon.

A construction permit submitted on November 23, 2021 is pending for the site.

The Related Group and Integra Investments are teaming up to bring an iconic New York name to Miami Brickell waterfront!

The partners are aiming for a $2 billion sellout at the project. Prices for the 354 residences will start at $2 million and rise to over $40 million for units ranging from a 1,300-square-foot (121-square-meter) one-bedroom to a 7,000-square-foot duplex. Sales are slated to begin very very soon!

The two-tower development is being designed by Robert A.M Stern Architects, famed in Manhattan for properties such as 15 Central Park West that have attracted some of the world’s wealthiest. In Miami, amenities will include an indoor lap pool and a St. Regis Tea Room, in addition to the brand’s signature butler service.
