Multifamily development approved in Pompano Beach as part of great land grab!

The developer of a 122-unit multifamily project in Pompano Beach with workforce housing may start construction after a redesign created more green space for tenants.

City commissioners approved an allocation of flex units, increasing the maximum number of apartments beyond the amount that zoning rules would allow for the development site at the corner of Southwest 11th Street and South Dixie Highway West.

The developer could break ground on the 3.8-acre site within a year.  
Eligibility for the workforce housing units with below-market rents will be restricted to tenants earning up to 80 percent of median household income in Broward County, which ranges from $74,880 for a one-person household to $106,920 for a four-person household.  

Aloha Pompano, LLC, managed by Cristian Santucho of Miami Beach, owns the Pompano Beach development site.

Property records show Aloha 1, LLC, paid $525,000 in March 2017 to acquire the development site at 740 Southwest 11th Street, then transferred ownership of the property to Aloha Pompano in November 2019.

An affiliate of Coral Rock Development Group is requesting $5 million in funding from Broward County to build affordable housing in Pompano Beach.  

It would help fund the Highland Oaks Townhomes, which would have 138 units of affordable housing.

The project would be developed on the 9.8-acre site at 921 N.W. Third Ave. The developer has the vacant site under contract from Pompano Beach Living LLC.

According to the application, the project would have 70 two-bedroom units of about 1,000 square feet, 68 three-bedroom units of about 1,250 square feet and 305 parking spaces. The general contractor would be Style Built Construction. The planning firm is Sun-Tech Engineering.

Highland Oaks would dedicate all of its units to people making up to 60% of area median income.
