700 SE 4th ave Fort Lauderdale

The AIDS Healthcare Foundation wants to build a major affordable housing project south of the New River in Fort Lauderdale to help address the Broward County's serious homeless problem.

The 680-unit building and a neighboring parking garage would be developed by the Healthy Housing Foundation, the nonprofit affordable housing arm of Los Angeles-based AHF. The health organization operates in 41 countries and currently has a wellness center and pharmacy at 700 and 750 S.E. 3rd Ave. in Fort Lauderdale. It also owns the 1.33-acre site across the street, at 409 S.E. 8th St., which has several empty houses.

The community partners of AHF in this project are AutoNation, the Greater Fort Lauderdale Alliance, the United Way of Broward County, the Urban League of Broward County and Mount Olive Development Corp.

The 15-story apartment building would total 344,694 square feet. There would be a function room on the ground floor, plus gardens and seating areas outside. Otherwise, there would be none of the amenities typically found in market-rate apartment buildings, such as a fitness center, a pool and clubhouse. The application said many of the tenants would visit nearby community facilities, such as Stranahan Park and the Broward County Library. It also expects them to walk and use public transportation, as the apartment building would have no parking spaces in the building.

The parking garage across the street would total 97,328 square feet in six stories. It would be shared by people at the apartment building and people at the existing AHF offices.

The project was designed by Glavovic Studio. AHF is also working with Flynn Engineering Services.

The application noted that Broward County had a homeless population of 2,405 in 2017. AHF’s goal with this project is to help people facing housing insecurity by providing affordable rental units .

There would be 600 units of 253 square feet each and 80 units of 400 square feet each. Rent would be set on a sliding scale based on how much tenants can afford, the application stated.

Unlike most affordable housing developers, AHF is not seeking housing tax credits for this project, according to the application.

All I can say is-make that happen!!!
