North Miami Beach aka NMB, was originally named Fulford after a coast guard captain in 1926, and renamed to current name in 1931.Census of 2013 shows 43,250 population.This town is HOT! Investors flock to it due to the easy rentals and A+ location,proximity to the water-some parts of it known as Eastern Shores are on the intracoastal waterway and have listings up to $6,500,000 with docks. We rarely come across under $100,000 deals there, like right now theres an unapproved shortsale 2/1 1181 NE 160 terrace for only $80,000 that's a steal!

There are a total of 100 single family residences ( houses) for sale at this time in NMB and 308 condos ranging from $39,000 lien ridden condo on the 151 street to the 4320 sq ft living space penthouse 8 at the newly built Marina Palms four bedroom condo on the 25th floor for $5,270,000!So you have it all: from the trailer city bordering with North Miami to Presidential estates and lakefront Skylake properties.Ojus which is a quite park/green filled area is talking incorporation for a while now, but still is a part of NMB.

The Harbour is 330 luxury residences spread across two 25-story towers, with private elevators just to the south of Marina, it is on the intracoastal and will have its own little aqua activities club and basically is located in the middle of the grove.Then in march the city rezoned eight of its neighborhoods Deans Gold strip joint sitting on the 2.2 acre land got flipped to Prive Land Holding and CK Holding Group for $23,500,000 which will become a mixed use project. And Michael Dezer is in works to redevelop the 27 acre site at the Intracoastal Mall that he had purchased for $64million, where he already has an IPIC movie theater to build over 600 residential units! Investors beware: the city of North Miami Beach, just like in North Miami requires an occupancy certification which possibly means that if you are buying a 3/2 ( three bed three bath) and on their record it is 2/1 ( two bed two bath) you might need to do some extensive work.
