EAST SIDE OF PEACE RIVER

The majority of this property is Zoned AG 5. This means that one residential unit can be built per 5 acres without rezoning. However, due to the configuration of the land and other property constraints, I did a rough layout and I estimate that you can get approximately 65 buildable parcels outside of the floodway. The minimum lot width is 165 ft but I used 200 ft for estimation purposes. The lots would range in size from approximately 5 acres to 15 acres. For marketing purposes, these lots would be developed using a " metes and bounds " survey layout/ description or possibly a subdivision plat. Also ingress-egress easements would need to be included as part of the marketing. A rezoning would not be required.

WEST SIDE OF RIVER

The West portion of the property( that is west of the Peace River) contains primarily a subdivision plat . As you probably realize the owners have been granted vested rights for 892 units in this area( within the platted subdivision)

Out of these 892 lots there are over 300 1 acre lots that are out of the floodway limits. Out of this 300 there are approximately 125 1 acre lots out of the floodway that do not have any wetlands on the property. These lots would be most desirable however the other lots have a value as well.
